Cima Estates is a Dubai-based property consultancy working with international buyers, investors and end-users across the emirate's residential and off-plan market. With experience across both the UK and Dubai markets, our approach is consultative rather than transactional: we understand what you are actually trying to achieve, then find the property that achieves it. One dedicated adviser stays with you from first enquiry through to handover, accountable for the advice you were given.

How it works

From first conversation to title deed

We start with your objective, budget and timescale. Are you buying to live in, to let, to hold for capital growth, or to secure residency? The answer changes everything that follows.

Discovery

You receive a small number of properly considered options rather than a bulk export of listings, with the reasoning for each one and the reasons against it where they exist.

Shortlist

In person if you are in Dubai, by detailed video walkthrough if you are not, with an honest read on the building, the finish quality and the neighbourhood as it actually is.

Viewing

Full cost breakdown before you commit: purchase price, the 4% DLD transfer fee, registration and trustee charges, agency commission, service charges and expected net yield.

The numbers

Negotiation on price and terms, then the reservation agreement or booking form. For off-plan, we confirm the escrow arrangements and the payment schedule in writing.

Offer and reservation

Registration with the Dubai Land Department, title deed issuance, and the practical handover. If you are buying remotely, this can be completed under power of attorney.

Transfer and handover
